Room was really clean and comfortable, and the hotel's location was great. We were greeted very warmly by the helpful parking staff and front desk. Breakfast was fantastic - a good variety, all freshly prepared. WiFi fast and easy to access.

The hotel is located in the red light district. There are prostitutes and dodgy looking men lining the streets, even right outside the hotel. There is a risk of getting scammed in some of the bars nearby.
Place is surrounded by izakaya so more options to eat at night. Can be quite empty and quiet during the day but if you cross the street there's a long shopping district there. Hotel is 1 minute walk away from tram station.
Breakfast could be better if they can convert it to buffet style like their hotel in Tenjin or Asakusa.

The road leading to the hotel is a little too narrow and very busy. If you are travelling by car, you’re better off getting a hotel in a more central area. The carpet in the room wasn’t very clean. There were dust underneath the bed.
